Job Title: Head, Valuation
Job Summary
Responsible for the valuation of properties taking into consideration many factors, which collectively embrace the principles and practice of good Property Asset Management.
Job Functions
1. Assumes responsibility for the effective performance of valuation duties.
· Responsible for assisting in the sourcing of Property information such as Title Deed descriptions, Surveyor or general diagrams, Municipal data on valuations on town planning zoning and market intelligence in relation to rental statistics and yields for various property types.
· Assisting with site inspections with regards to building measurements and field notes describing the property.
· Assisting with Property inspections.
· Control of carrying out of reasearch with regards to costs and values.
· Responsible for the preparation of valuation reports.
· Responsible for implementing the investment methods, which involves the preparation of discounted cash flows in order to arrive at the net present value of a rental income stream.
· Responsible for the estimated new replacement cost for insurance purposes and the calculation of depreciated replacement costs in the case of specialized properties.
· The control and adoption of statistics of comparable sales and rentals by reference to market information.
2. Assumes responsibility for establishing and maintaining good business relations with exisitng and potential Clients and external trade contacts.
· Ensures that clients are satisfied with Company services.
· Obtains clients feedback and continually works to improve services.
· Resolves client’s requests, complaints, and problems.
· Promotes goodwill and conveys a positive image of the Company.
· Promotes services at trade shows.
· Proactively pursues new potential clients and builds a database of clients.
3. Assumes responsibility for maintaining effective working relations, communication, and coordination with Company personnel and with management.
· Sets goals in accordance with Company objectives. Tracks progress toward goals.
· Provides assistance to area personnel as needed.
· Keeps management informed of area activities, changes in competitive conditions, and significant problems.
· Completes required reports and records accurately and promptly.
· Attends meetings as required.
4. Assumes responsibility for related duties as required or assigned.
· Completes special projects.
· Cross sells the Company’s other services and provides leads to other departments.
· Assists with updating of stock and database.

· Bachelor's degree in Estate Management or related field.
Training Requirements:
· Registration with the Institute of Valuers
· Registration with Council for SA Valuers
